Home Sales Trends Criss-Cross in Lower Merion Neighborhoods

Prudential Fox & Roach reports Bala Cynwyd and Villanova had a stronger August this year, while Wynnewood dropped off.

The distribution of home sales in Lower Merion and Narberth this August saw some neighborhoods dropping off from activity a year ago, while others became busier, according to a report from Prudential Fox & Roach.

Overall, Lower Merion and Narberth had 90 home sales this August, down from 97 in July but up from 83 in August 2011.

The big gainers in sales among local neighborhoods were Bala Cynwyd (16 sales in August, up from 7 in August 2011) and Villanova (14, up from 6). Meanwhile, only 19 Wynnewood homes sold in August, down from 34 a year ago.

Ardmore, Bryn Mawr, Gladwyne and Merion Station showed smaller changes.

Haverford saw 63 homes sales in August, up from 46 in July and 40 in August 2011.

Throughout the entire Main Line, 305 homes sold in August, up from 268 in July and 256 in August 2011.

  • Ardmore $309,000
  • Bala Cynwyd $395,500
  • Bryn Mawr $319,500
  • Gladwyne $850,000
  • Merion Station $525,000
  • Villanova $959,000
  • Wynnewood $509,900
